The NVM broker provides certain data to NVM/brainbay via a link. NVM/brainbay is the data processor responsible for the received data. NVM/brainbay processes this data as follows:

  1. Ensure that all NVM brokers have an up-to-date offering of homes, commercial properties, and agricultural real estate that are offered by NVM brokers.
  2. Ensure that the current listings are placed on Funda and other (house) websites.
  3. Provide a database to enable appraisals and other valuations, and to build insights into developments in the housing market, commercial real estate market, and agricultural real estate market.

A. Current supply of homes, commercial properties, and agricultural real estate by NVM real estate agents

If you want to sell/rent a home, commercial property, or agricultural real estate through an NVM real estate agent, the following data will be disclosed to other NVM real estate agents:

  • The address of the property, the commercial property, or the agricultural real estate, the description and characteristics of the property such as the asking price, the year of construction, the surface area and layout, cadastral data, WOZ value, and photos of the property.
  • Date the property enters the market, date the property is taken off the market. Sale subject to conditions, sale date, and transaction price.


This data is used by NVM real estate agents for their services to their clients (home, commercial property, or agricultural real estate seekers).

This data is stored indefinitely due to the database of historical listings, see under C.


B. Current supply of homes, commercial properties, and agricultural real estate on (house) websites, including Funda

If you want to sell/rent a home, a commercial property, or agricultural real estate through an NVM real estate agent, they may, with your consent, disclose data to Funda and other (house) websites. The data includes:

  • The address of the property, the commercial property, or the agricultural real estate, the description and characteristics of the property such as the asking price, the year of construction, the surface area and layout, cadastral data, WOZ value, and photos of the property.
  • Date the property enters the market, sale date.


This data is used to promote your property to consumers, professional parties, and/or third parties who search through (house) websites.

This data may be visible on these websites for a maximum of one year after the sale date or the date that a home, commercial property, or agricultural real estate is taken off the market.


C. Database of historical listings

For all homes, commercial properties, and agricultural real estate offered for sale or rent through an NVM real estate agent, the following data is recorded in the NVM database:

  • The address of the property, the commercial property, or the agricultural real estate, the description and characteristics of the property such as the asking price, the year of construction, the surface area and layout, cadastral data, WOZ value, and photos of the property.
  • Date the property enters the market, date the property is taken off the market. Sale subject to conditions, sale date, and transaction price.
  • The postal code (1234AB) and house number of the buyer's previous (residential) address.


The aforementioned data is stored indefinitely. Brainbay uses the mentioned data on behalf of NVM to enable analyses of the real estate market.


NVM provides this data to selected third parties, namely:

  • NVM Appraisers, for conducting appraisals and other valuations.
  • Validation institutes, upon explicit request from an NVM appraiser, to verify appraisal reports.
  • Municipalities, to determine WOZ values.
  • The Ministry of Infrastructure and Water Management, for research on the housing market.
  • Universities, for research purposes.
  • NVM real estate agents for service to their clients.
  • Non-NVM real estate agents, banks, property developers, and housing associations, for research purposes (e.g., housing needs in a specific region).


These parties only have access to the data for the mentioned purposes, and data is provided only at an aggregated level whenever possible.


Internal audits and research.

NVM may access your data when conducting surveys among its members or ensuring compliance with the regulations, and during NVM's audit of an NVM member. After access, this data will no longer be processed by NVM.

View, edit, or delete data

If you wish to view, change, or delete the data processed by NVM, please contact NVM at privacyhelpdesk@nvm.nl. NVM will assess whether you are authorized to submit the request and then decide whether to grant it.
