Buying a Home & Buying Agents

Once you have signed the preliminary purchase agreement and received a copy, you are legally entitled to a three-day cooling-off period as a private buyer. During this time, you can cancel the purchase entirely free of charge and without providing a reason. Our realtors will keep a close eye on these crucial deadlines for you.

For our current rental properties, we generally require a combined gross monthly income of around 3 to 4 times the base rent. Please note that exact income requirements and specific conditions can vary depending on the property and the landlord.

We carefully review the current market conditions and legal frameworks. For properties in the regulated sector, we calculate the rent based on the Dutch housing valuation system (the point system). If your property qualifies for the private sector, we will advise you on a competitive, market-rate rental price.

No, in most cases under Dutch law you can borrow a maximum of 100% of the property’s current market value. This means you generally need to cover the additional expenses, known as the 'buyer's costs' (kosten koper), which include transfer tax, notary fees, and realtor fees, using your own savings.

It confirms that the valuation meets strict quality standards.

Yes. If you plan to renovate the property (for example, by adding an extension or installing solar panels to improve sustainability), we can perform an 'after renovation' appraisal. This report highlights both the current value and the projected value after the work is completed, allowing your bank to factor this into your mortgage amount.
